Backyard remodeling and concrete in Madera, CA

Madera is about thirty five minutes north of our Clovis yard, and we have been pouring flatwork on both sides of the river for decades.

Population about 67,831. Estimates are free and we come out ourselves, often the same day you call or within 24 hours if it is not a weekend.

We work Madera County regularly out of our Clovis yard: patios, pool decks, covered outdoor rooms, barbecue islands, fire features, turf, retaining walls and planting, the whole backyard on one contract. Most outdoor living companies subcontract the concrete; we pour it ourselves, and the crew that shows up in Madera carries forty six years of valley flatwork behind it, going back to April 1980.

Madera is really several housing markets at once. Parkwood and the older streets south and west of downtown are midcentury homes whose driveways and patios are now sixty years old. Madera Acres and the larger parcels north of town have room for RV pads, shop slabs and long approaches that a city lot could never fit. South county, out toward Riverstone and Tesoro Viejo, is new construction on graded lots where the backyard is still bare dirt on the day the keys change hands. Each one needs a different first move, and we quote all three.

What Madera yards look like

Close to Courthouse Park and through Parkwood, the houses date from the 1950s and 1960s and the original flatwork is still in the ground. Driveways in that era were poured narrow, before two cars and a truck were normal, so widening an approach or adding a parking apron is one of the most common things we are asked for in Madera. Patios from the same era tend to be small rectangles pinned to the back door. Extending one and matching the finish, or taking it out and starting over, are both routine.

North and east, in Madera Acres and out along the Ranchos, the lots run large and the work changes shape. Here it is shop and shed pads, RV pads with a proper base, long driveways over ground that has never had anything compacted on it, dog runs and equipment slabs. Those jobs live or die on base prep, because a wide slab on uncompacted native ground will tell you about it within a season. We compact, reinforce and joint for the load that is actually going on it.

South county is the third market. On a new Riverstone or Tesoro Viejo lot you get a graded pad, a fence and not much else, so everything past that is yours to decide. That is the easiest kind of project to get right, because nothing has to come out first and the layout, the drainage, the shade structures and the planting can all be planned as one thing rather than worked around each other. It is also the cheapest moment to run gas, water and power out to wherever a kitchen or a fire feature will eventually sit.

Concrete, slope and where the water ends up

A Madera lot is usually flat enough that water has no natural exit, which makes the grade something you plan rather than inherit. We set the fall before forming, run it away from the house and any structure, and hold the same slope across the full width so there is no low pocket in the middle where a hose finds a puddle. On a larger county parcel that often means carrying water out to a swale or a drop point well past the patio, rather than dumping it against the foundation of a shop building.

Joints and reinforcement are what keep the surface honest afterwards. Control joints get cut at the spacing the slab thickness calls for and at every re-entrant corner, so the slab cracks where we chose rather than where it feels like it. Where the grade genuinely cannot move the water on its own, deck drains and channel drain go in the low line during forming. Retrofitting a drain into finished concrete costs far more than putting it in on day one.

Before we call a job finished we run water across it and look for anything standing, and if there is a spot that holds, we come back and put it right.

Shade, fire and water wise yards in Madera

Madera summers are the same brutal stretch of 100 plus days that Fresno gets, and the yards that get used are the ones with shade over them. Attached and freestanding patio covers, Alumawood systems and solid wood covers all work here, and we wire them for fans, lighting and heaters while the frame is open. Pergolas suit the newer south county architecture, where a solid roof would block more light than the house can spare. On a bigger Acres parcel, a freestanding cover out over a slab makes a second usable room in the yard.

The rest of the yard follows the same logic. Built-in barbecue islands and bar tops mean cooking outside without walking back and forth, fire pits and fireplaces stretch the evenings from April into November, and seat walls give you seating without filling the patio with furniture. Artificial turf over a drained base keeps the color without the water bill, which matters more on a county parcel running off a well than almost anywhere else. Planting, irrigation and lighting get designed with the hardscape rather than after it.

Madera soil, canals and which counter you go to

Ground conditions change quickly around Madera. Much of the flat farmland is underlain by hardpan that stops water dead, while river ground toward the San Joaquin runs sandier and drains differently. Both are workable, but they want different base treatment, and we would rather find out at the estimate than during the pour. Irrigation infrastructure matters too. Madera Irrigation District canals and laterals cross this area, and on the parcels that back onto one, we plan the drainage so nothing we build sends water toward a district easement.

Trees are the other local factor. Older Madera streets carry mature shade trees whose roots travel under driveways and walkways for decades until something finally lifts, and by that point the fix is not another skim of concrete over the hump. We remove the affected section, deal with the root, install a root barrier where the tree and the slab are going to keep competing, and repour so the same failure does not come back in four years. Out on the county parcels it is often an old windbreak row doing the same thing at a larger scale.

Jurisdiction is worth settling early. Inside city limits, plans and permits go through the City of Madera. Madera Acres, the Madera Ranchos, Riverstone and Tesoro Viejo are unincorporated, so those go to Madera County instead, and county setbacks and septic clearances can change where a structure is allowed to land. We work out which counter applies before drawings are done, so nothing has to be redrawn after the fact. Flat concrete generally needs no permit either way. Covers, enclosures and an outdoor kitchen carrying gas and power generally do, and on a parcel running a septic system the leach field location can decide where a slab is allowed to land.

It depends on whether your address sits inside city limits. Inside the city, plans go to the City of Madera counter. Madera Acres, the Madera Ranchos, Riverstone and Tesoro Viejo are unincorporated, so those go through Madera County, where setbacks, easements and septic clearances can affect where a cover or an outdoor kitchen is allowed to sit. We sort that out before anything is drawn.

Can you pour an RV pad or a shop slab on a Madera Acres lot?

Yes, and those parcels are where we do most of that work. The difference between a pad that lasts and one that does not is base prep, so we compact properly, reinforce for the load you are actually parking or building on, and joint it for the size. We also plan where the water goes, because a wide slab on a big lot moves a lot of runoff somewhere.

Do you charge extra to come up to Madera from Clovis?

No. Madera is about thirty five minutes from our yard, the estimate is free either way, and the drive does not show up as a line item.
